A new 8.5m Extra Care facility in Holywell has been delivered with Wetherby’s NHBC Approved Rail Fix System

Holywell Extra Care Home will be built on the site formerly owned by Ysgol Perth y Terfyn in Flintshire. Ysgol Perth y Terfyn was previously a school and has since closed down and relocated meaning the site has been derelict for some time making this a great opportunity to build the new care facility.

The plans for the build consist of a 4-storey structure, encompassing 43 one-bedroom and 12 two-bedroomed apartments.

Anwyl Construction and Wales & West Housing wanted their commitment to sustainability to be at the forefront throughout the construction of the new build. Therefore, once the old school was demolished; the brick, hardcore and concrete were crushed and recycled on-site with a mobile plant to produce a high quality aggregate ensuring these waste materials could be reused in the future.

The idea behind the project was to also to procure locally sourced products and materials in order to see a financial reinvestment in the area and an uplift to the local economy. Holywell Extra Care development also secured a partnership with Procure Plus which has enabled an apprenticeships recruitment drive to take place providing training and development opportunities within the local community throughout the duration of the project.

Wetherby’s Rail Fix system was chosen as the ideal the solution for this new build project. The system incorporates a drainage cavity; by using this method it allows the steel frame structure to remain dry protecting the building from any potential weather damage, whilst allowing the frame to breathe. This was followed by Wetherby’s Stone Wool insulation in a thickness of 100mm throughout to maximise thermal performance. The building was then reinforced with a basecoat and 1.5mm Silicone ‘K’ Render in white to provide a flexible high impact finish.

The scheme has provided much needed, high quality accommodation which is backed up by 24-hour on-site care and support for adults. The state-of-the-art accommodation has been designed to help older people with care and support needs to live independently for as long as they possibly can.

Shayne Hembrow, Deputy Chief Executive for Wales & West Housing, said: “This new extra care scheme will be our second in Flintshire, providing even more capacity for independent living in high-quality accommodation with access to 24-hour on-site care and support. We are delighted to be working closely with Flintshire County Council to deliver the scheme and with Anwyl Construction as lead contractor we are able to ensure that jobs are created and retained in North Wales, providing a significant economic boost for the region.”

Anwyl Construction’s Commercial Manager, Simon Rose, said: “We are delighted to be involved with Wales & West Housing and Flintshire County Council on what is a very significant development for Holywell. The new Extra Care facility will provide high-quality facilities for the area and bring a solution to independent living. On a major project like this, we always aim to use local contractors and suppliers to ensure important employment opportunities are brought into fruition, this also includes apprenticeships and work experience placements, and in-turn provides an investment in the area’s economy. The ability to use a local supply chain also demonstrates that we have the quality construction skills and experience here in North Wales to carry out major projects like this.”
